Successful Real Estate Closings Achieved by Attorney James S. Brownstein

James S. Brownstein, a partner with Neubert, Pepe & Monteith, P.C., recently completed closings for two properties, each case demonstrating his ability to address complex legal issues while balancing the needs of all parties involved to achieve results that pleased both of his clients.

The first transaction was the sale of a retail location on the historic Milford Green for a price of $895,000.  The sale was brokered by Carl Russell of Pearce Real Estate and the buyer was represented by Michael Milazzo of Milazzo & Associates.  Liberty Bank funded the transaction, together with the Small Business Administration.

The property had been in the seller’s family for years.  Attorney Brownstein was able to bring closure to a long-delayed sale by working with the seller to structure an agreement that allowed a long-time tenant to purchase the property at a price acceptable to the members of the selling trust.  In addition to the financial structure of the matter, the seller’s family was thrilled to see the property go to the long-time tenant.

The second transaction involved a 30+ unit apartment building in New Haven that sold for $5,200,000.  The selling broker was Bradley Balletto of Northeast Property Group and the buyer was represented by Benjamin Trachten of the Trachten Law Firm, LLC.

Mr. Brownstein was able to close the transaction while addressing challenging municipal obligations as required by the City of New Haven and the existence of structural issues at the property.  Through the efforts of Attorney Brownstein and his team, the client was able to obtain a more-than-satisfactory price for the property, which had been held in the seller’s family for many years.
